@Elliot Juarez,First, and most importantly, don't engage John.Second, I strongly recommend going to local REI meetings - as many as you can find. 

Some folks/families kind of 'short circuit' this prerequisite by engaging in various forms of nepotism. 

When a tax-exempt entity engages in a trade or business on a regular or repeated basis, it becomes subject to taxation on Unrelated Business Taxable Income (UBTI).  

Some may be confusing an LLC being used to hold a property with a true company that's engaged in a variety of things.  

Reading books, listening to podcasts and engaging conversations about real estate has been my focus for the last 6 months or so. 

For example, find out if there are any outstanding issues or concerns about their homes or any repairs or actions needed.Upon closing, (re)engage with each and start getting them moved over to your system, your lease, your way of collecting rent, your way of reporting maintenance needs, etc...

I also recommend telling her not to engage him; completely ignore him - no eye contact, no response, nothing. 

Understanding the process alongside having confidence in your numbers will help.
