What sort of qualifications does a local bank typically look for when generating a portfolio loan?

Hi everyone,I have been using the ARV calculator at REIkit.com to calculate ARV on potential deals.My question is anyone familiar with the tool and how reliable are the numbers generated?

I am interested in learning more about wholesaling to generate cash flow, and buy and holds particularly in the mobile/manufactured homes niche. 

Its had its ups and downs, but I've come to really love the idea of the "passive" income it generates.

I'd also advise not to try and find a rental out in western ND.

Eric,As I am not a lawyer, take this with a grain of salt.My understanding is that an LLC is ideal for many investors when the business itself generates a certain amount of income, usually under $40,000 per year NET.
