Even regional banks have a lot of personnel movement which makes it harder to build relationships. 

I'm wondering if anyone here has any insight into certain factors that can increase appeal on listings for this region.

It turned out to be the nicest investment property I have seen in my region and although I would have liked to have gotten it under contract for $20,000 less I realized the numbers work, the owner has taken great care of it, there’s no real maintenance issues, and the tenants are paying market rent and are on month to month leases so no problem evicting if they stop paying.

., You're right - It's different from county to county and MLS region to MLS region in FL. 

From what I understand it's been an increasingly popular destination ever since the federal government invested in improvements to the Baja highway system in 2012, which cut the travel time from the regional airport to TS to ~1 hour.

Some micro markets within the Pittsburgh region have exploded and some have flatlined.
