I got lucky and found a tri with a basement storage area that I converted to create a quad.

Would make a great storage room for someone who wants to can and store food.- Outside needs to be repainted completely.

If I were in your shoes, unless it posed an issue to safety or looked horrible I wouldn't touch it.

The area I’m in is scarce in apartment complexes and self storage so I’m wondering what are some good asset classes that produce decent ROI , IRR , have good cost seg returns , and can manage to invest out of city or state ?

So far just some landscaping and a 10'x16'storage shed (since there is no garage).
