I'd definitely welcome any feedback or experiences investors have heard from potential renters on this. 2BR 1 bath unit that is decently updated and wouldn't require any work beyond paint.

I'm pretty handy, so work doesn't present to much of a challenge.I bought a home in 2011, have enjoyed updating it and learning new skills and love the appreciation, so we're ready to add a few more properties to the portfolio.

At first i thought i was over estimating but as i look more and more there are less and less apartments available for rent and the absolute cheapest ive been able to find a 2 bedroom for from hillsboro to pittsfield is 900/month and there is very very little available to rent in these areas the only ones i can find and they are not luxury apartments hell they arent even updated apartments and they are going for 1200-1300/month, i found a couple 4 units around 150-160k that are at full occupancy renting for 975/month i believe rent can be increased in these properties to at least 1k/mo which would be 3k income for 3 apartments same plan as my original post with a slightly higher mortgage payment.

If a tenant tries to pay with Cozy on the 5th and on the 7th you find out there are NSF, you have to be prepared to take action, but it's been my experience that Cozy works very well and send you updates as necessary.

Most investors do not treat it as such and allow tenants to regularly violate basic terms of the lease.When these Landlords share the problems they are having, more experienced Landlords may seem harsh because we are attempting to correct a major flaw in the way they operate their business.
