Video use and pictures are becoming so critical.Leo had some good things to say but I would not over-prepare many units that rent by the room  Test them out until you totally commit. 

Friday you are free after 7 and Sunday until 7 as preparations for the Monday will commence.4 weeks a month . 12 months a year.80%+ of your life you spend working.

I always think it's best to speak with the person if you haven't already and share your concerns to see if you can come up with a resolution.....or find another PM but be prepared for different problems.

Today with the exuberant market that has so many RE investments being at best OK, my advice is make sure you are prepared to handle virtually anything that can come your way and IMO the best way to be in such a position is to have adequate reserves.Good luck

Just be prepared to pay up a non-refundable option payment of $500-$1000 to lock up the property for the next 3 weeks or so till you get one of your new cash buyers in the saddle.When you finally get a property under contract, be careful about providing address info to your cash buyer unless they are willing to sign a Non-Circumvention/Non-Disclosure Agreement.Bottom line is say what you are going to do, then do it with honesty and integrity, because in these circles, it's a very small world.Good luck!
