Sarah Jones, the guy buying a house for 250K and putting 50K into it and selling for $350K is NOT making 50K in profit, and in fact there is a fair chance he is just breaking even.The cost of purchasing (closing costs) reselling (commission) and carry costs (taxes, insurance, utilities, snow and grass, and possibly hard money interest) will take more than expected in profit.So Jon is right, at the end of the day you need to buy correctly and figure out what adds the most value in the market and neighborhood you're working in.

But, at the same time, there are so many things to consider if you are going to pick up a 12 unit building like how much of the utilities the owner pays (and in winter heat and hot water will take a bite out of your net), that the owner is responsible for all common areas (lawns, snow removal, pest control, common area cleaning, etc), and the amount of involvement required by you (approving applicants, approving charges over a certain amount and actively researching ways to keep those costs down, etc).

Climate is some short winter with some snow but nothing too imposing, summer is long and not oppressively hot like Atlanta because we are at some elevation.
