I've been told by lenders that income trumps cash on hand, so I'm crunching numbers to see if I can "cash purchase" my way into bridging the income gap between my mortgage and required income via the automatic cash flow it would produce.

It's right across a pretty bridge from downtown, but it feels quite different.

If you're going to do hard money on a rental it should be just for temporary purpose to bridge the gap.

I'm currently in the process of doing renovations and will sell it so It's more of a bridge financing situation.
