Always options available...1) Blanket Commercial Mortgage w/partial release clause (Max LTVs 75% per property and property must produce a DSCR of at least 1.25 with most lenders up to 1.43 for the rest)2) Hard Money Cash Out (no limit on properties and not credit driven BUT should be used for short term and only if the property still cash flows with the higher rates - usually between 50-65%LTV)3) Fannie Mae offers "Limited Cash Out" for 5-10 Investment Properties with a 720FICOGet with a good Mortgage Broker OR develop a good relationship with your local bank provided they do "Portfolio Loans".Good Luck!

Okay so the water district completed the work and added the water line on our land in accordance to the plans so we wouldn't have to pay to move the water line further in our line in the future, should there be any development done on the land.Option 1 and 2 as previously stated have not materialized, but an Option 3 is developing very quickly.

Also involved in a personal residence you would make different choices on how much to invest into things like fixtures, flooring, paint color/quality etc etc etc vs what you would choose for a rental which most often are less expensive materials and really not custom in any manner shape or form, so your "home" for a couple years might have all kinds of more expensive inputs and then end up as a rental unit later which may or may not be a good use of money after all.
