You must either spend capital for your marketing budget and have systems in place to take the calls or you have to invest a lot of time into chasing down leads (like driving for $).In my mind, and in this competitive sellers market we find ourselves, it seems much easier and less expensive to get your RE license and market for sellers leads to get legal commissions.

So far this year, it's covered:Porter services for bulky trash removal for the 108 units.Paying off the loan that was used to replace all the vinyl siding with LP Smartside on all the units and paint them.Maintenance and repairs on all the external fire alarm system stuff.Regular landscaping.Tree removal after the big freeze.Regular powerwashing.Weekly litter pick up services.Pool services.And that's what I can think of off the top of my head.

Your boots on the ground will be most important in understanding the neighborhoods and checking if the areas are well kept or not--especially since Indy is well known as being very street by street.We have had some attempted break ins in our vacant units, but this can be mitigated by getting appliances towards the end of the rehab and not putting them by windows, boarding up/covering windows, and getting a security system like simplisafe.
