It serves two purposes, it allows for a water proof cover for the joint & gives you a better caulked finish for the shower door frame.I also always add a 2x4 behind the joint to ensure a good solid screw anchor for the shower door framing.Tough to see but it blends in nicely & the PVC wraps around the corner on this one.

We pay water at 50.00 a month. 

@Kevin MosierOne thing I've learned about water in basements is that more often than not it's due to improper spouting on the exterior of the house and/or sloping of the ground towards the house.

I see an HOA fee.Why are you covering water/sewer, garbage, and electricity?

How are you passing along the cost to the tenant - are you pricing rent with water/sewer/garbage included?

(Gas line leak test, foundation test, sewer and water test etc.)Thank you...

Usually these ordinances are just to have a contact person for emergencies like water leaks, etc.

In the BP community, I'm hoping to connect, meet people, learn, and hopefully bring some of my own experiences to the table to build mutually beneficial relationships and friendships.  

I am pretty focused on sustainability so my updates are going to include a lot of LED lighting and water saving measures, going to be one big green money-making machine here soon.Tenants on the other side came with the purchase so haven't gotten to test out the ultimate guide on tenant screening yet. 

I hence want to test water to see what it has to offer.
