I know in some neighborhoods here in Chicago where past meatpacking plants, gas stations or spaces where major companies used to conduct their product assembly -- some of these business entities have been taken to court by local IPOs and community organizers and lost; they were ordered to not only cover the cost of the cleanup but the testing thereafter. 

I went with gas and forced air ventilation out the side of the house - much more efficient and easier to do.  

However, your concern over how much runway is left is a valid one ... nobody knows, but I for one can say I'm focused more on flipping today than buy and hold, but then again I already own my primary residence and several rentals, so my situation is a bit different than the OPs. 

Landlord said everything was good, we just had to call the electricity & the gas companies and start new service.These services got turned on and these things I listed above did not work.
