We both monitor the MLS and take calls and emails from our bird dogs, so lets say the hard part of finding the deals is even.For leads, we both weed through and I usually decide which ones are worth pursuit, and he actually goes out to see them, takes photos, makes notes, and pulls comps for the ARV if we get that far.

My advice would be not to worry too much about it, just make sure to have first last and security, take time stamped video and photos of unit before move in, have tenants sign off that house is in great condition, if it is.  

Take photos and send him the "report".

Trying to get me to go into listings, take photos and get numbers to have him turn around and upload to his site and try to "resale/wholesale" illegally.

I just had a loan funded on one of these sites and it was fast and painless; I was even able to use photos from my cell phone for the documentation required for the loan.
