For example, common tricks of the trade are to leave out property management fees (typically around 10% of rental income) and just explain it away as "We assume you'll self-manage", or to minimize repair costs and/or leave out capex or property taxes on the P&L.

Account Closed, It's great what you've done John, however money is always needed when used properly, even with the best of grades a student without money and or scholarshisp will not go to college or maybe even a trade school.

I used the house to learn how to do repair work and maintenance and how to care for a house, I traded with friends to learn basic plumbing, painting, electrical, and other up-keeping needs to happen.
