You will want to hire a Utility Locator service so they can identify where wires and pipes surround the property before starting the project. 

You might also google local real estate meetup groups in ATL; surround yourself with other like minded folks.

As far as Grove Park and surrounding areas go, most of those homes are complete rehabs and may not necessarily fit what you're looking for.

There's also the drones that can take high resolution pictures of Landscapes and surrounding areas. if anybody was to be approached by somebody that was selling these services, what would you be willing to pay or would you even be willing to pay for a 360 rendering of your house?

There are not that many in Richmond and very few in the surrounding counties.

I have to tell you, I think it'll be tough to make the numbers work on building a 5-6 bedroom, 3,500-4,500ft2 home in a neighborhood valued in the 400-600k range just because due to the cost to build you'll need the sale price to be much higher than the surrounding homes to have any margin.
