Low income investing isn't for everyone but yes it can still be done effectively.

But what do you do when you are a busy professional and you don't like the muss and fuss of dealing with chicken scratch and you don't want to muddy up your hands in the chicken coop and get your clean suit messed up?  

I mandate this for my tenants.Their policy will cover things they cause: fire from stove error, water damage from leaving tub on, suit because their drunk friend fell and broke his head on the toilet, etc.

If its a small amount we suit up (masks/gloves), get trash bags and remove it ourselves....If it's a big amount in each room and it's in the walls you need to call for a quote from an abatement company. 

Not a big difference but I do have some equity to free up that can be used towards a future down payment.My biggest issue is that I have great credit and would be more concerned about the potential negative effect of a credit inquiry, and might be better served simply using the good credit (as is with no further inquiries) in order to borrow a bit more (instead of a refi for extra down payment money).

In effect, the tenant would be disqualifying him/herself, or just simply withdrawing the application.

Give her some time to get out and have her sign some sort of agreement to that effect.
