Solid wood wrapped stick tile vinyl?  

For reference, I am living in SE Minnesota and would most likely stick to investing around here until I get my feet wet.

You can put "reference" items in the room on the floor like a yard stick in case they're curious about the size of rooms.

Based on what I’ve seen I’ll be sticking with them.  

It has been working out great, all the points made in this thread are valid, taxes are high in Waterbury but there are some good areas with strong rents. i tend to stick to 06708 and 06704.

This is why I always stick to B class areas backed up by data.

I try to stick to up to 45-60 min drive from downtown of a major MSA, where all the jobs are.

You can still see parts of the piping up top where the rain shower will stick out.The last thing I did this past week was I hunted down a couple of cheap ceiling fans for the bedrooms. 

There is a lot of great advice here, but sounds like you and your husband have been doing great I would stick to what you know and work on either setting up for another expansion or seeing if now is the time to expand what you are good at and enjoy. 

Set guidelines on what you are looking for (600+ credit score, 3 x monthly income, proof of income, referrals, etc.) and stick to those guidelines.
