Once money spent on the closing and remodel are paid back from the profits, then profits will be split 50/50, as well as equity when we decide to sell.  

I just spent a week fishing north of Bozeman and the average sale price for an SFR right now in Bozeman is 500 to 700k which is a city house on a city lot.. 

However, they keep leaving a pile of junk (boxes, furniture, etc) out on their driveway.

@Kumar Gaurav, Or another out of the box option would be to find a more expensive multifamily where you want to live.

I think your examples in the other replies, lower in this thread, speak to motive/intention....yours is pure and true to the pursuit of knowledge, and the one i'm complaining about is not...and their conduct/style/motive/intention creates a less than optimal environment for me to maximize the value from my time spent on BP....IMHO  

And the local utility company won't do things like energize  new panel box or turn on a new HVAC system without seeing the approved permit. 

Spend $500 and have an Atty get him out money VERY well spent IMO

I spent a lot of time managing the property manager and eventually had to replace several of them. 

Even with a 10 percent caprate (area average cap is 7%), i thought i could sell the duplex for 300k, but realtors said it is unlikely because the area is residential and homeowners outnumber investors. the feeling i get from some local realtors is that they either don't have much experience with multis or they think their time would be better spent on quick selling SFH.I guess I do not blame them, but it is discouraging for them to insinuate my duplex is a burden to sell.
