It closes this coming Thursday.I'll use these numbers as they are pretty close.We paid $180KWe have other stuff going on and we found a cash buyer for this one who is paying us $220K so we are not going to rehab it or anything else, we are simply selling it to someone who is going to live in it as-is.We will close ourselves with cash.

I originally considered buying one of these properties as a rental, they rent fro around 1100-1200/mo, but after reading about the operating expenses it doesnt seem like I would make any money, maybe just cut even ($650 for mortgage/insurance/taxes, + $600 for expenses is a -50 monthly cash flow).

If you know nothing about Okra (sp) and liquid lead, then the best way to handle this is to cut the pipe, boot it and put in plastic.

If the seller says they will pay a coop to the buyer's agent, and you don't have one, they might be willing to cut the price for some of what they would have paid.

My plan is to stay in my apartment for now and see if I can quickly get it rented; if for some terrible reason I can't get it rented for months on end, I can simply move out of my apartment and move into the place to avoid foreclosure/poverty.Thank you in advance for any input.Josh
