I'm aware that MA is a very tenant friendly state and I'm curious if anyone who has tenants in MA has any paperwork that they recommend I use as far as rules, rental agreements, and conduct expectations of tenant (cleaning/noise/etc.)?

This is terrible advice, because running personal expenses through the LLC is precisely the kind of conduct that courts look for when deciding whether to disregard the LLC - which, normally speaking, is a very unusual thing to do.)The reason that professional investors put each deal into a separate LLC is because they not only want to protect their personal assets that are outside the LLC, but they want to protect their different properties FROM EACH OTHER.If most of your wealth is tied up in properties, and the properties are all under the same LLC, you might as well not have an LLC.

Within a year, she lost her income, nearly went bankrupt, did $8000 in damage (had permission for one dog, brought in 3, and took care of none), quit paying the rent, and left only after I served her with an eviction notice.For me, "more management", means consistent quarterly in home maintenance visits (to change HVAC filters, and conduct change of season maintenance) along with monthly drive by's, and followed up with consistent, speed action at the first indication of problems (observed violations of our rental agreement, late payments, parking additional vehicles (sign of additional tenants), etc.

But from what I've seen MD may go the way of AZ and some other states:https://azre.gov/news/arizonas-new-wholesaling-disclosure-re...I've seen the proposed amendments to current MD law and to me the proposed framework to protect the public makes more sense than trying to require people get licensed just so they can engage in conduct that you suggest the state considers illegal to begin with.
