I have spoken with more than several HML's and each companies website says no credit checks but after hundreds (exaggerating) of discussions with each co's agents they all wanted and more specifically needed to run my credit.

The example above, a 9 cap have us a 1,000,000 value but a 7 cap gave me a 1.28 million.If cap rate reflects health of the park to some degree, then shouldn't the price go down?

You should have never bought a single unit rental unit house unless you could start off with several. 

You can definitely live rent free and with the right deal can have several hundred dollars of net cash flow.  

Required 2 years of W2s, tax records, insurance records, mortgage records, called my work, sent out appraiser, signed several docs + a notary to my house for final docs.  

The have done several seller financed deals in the past but always just one property.  

When they prepare my taxes each year, they verify my transactions (there are several hundred) and update depreciation for all buildings, equipment and rentals.
