Also if this is a double net with lease coming to and end in 5 years likely tenant will want new roof, parking lot recoat, etc. to extend the option even if it doesn't say so.Usually I get on a call with clients and go over their goals to find out whether a property might be a fit for them or not.

Room 217 of the Stanley Hotel in Estes Park is rumored to be haunted for decades.

If you go this route I would recommend buying land near a large hospital, military base, national park, etc.

We go into a grocery store with a bunch of people but my hairdresser cannot cut my hair in the parking lot of her salon that she owns  It's silly.

Another issue is its location:  near Charlotte -- that's a plus, but at the back of a trailer park (not a well-taken care of one at that); one has to drive through the small trailer park to get to the home.

You'll also meet people that buy empty land, trailer-parks and storage units. 

I would talk to the county/city planning department.If you're talking putting manufactured homes in parks, be aware that many/most won't let you rent it, owner-occupant only..
