If I used a co-signer I would do the same check on them as your tenants to be sure they are credit worthy etc but I think I would request clarification on thee report first.

With written request to repair within 5 days.Keep track of calls to landlord and if not repaired call the city inspector about broken door. that might get owner's attention.

i have set up a meeting at the property with the owner and a referred contractor from a BP member (i have already requested and received some references and will be following up with them tomorrow most likely).  

Go to your court house, get preforeclosure and tax delinquent leads (Tax delinquents can be done by a FOIA request).
