Some quick points:FHA is great for buying properties that have multiple units (up to 4) when you're going to live in one.You can do either a 203K renovation loan or regular FHA insured loan.FHA is not only for first time home buyers.  

My scheduling e-mail states the typical qualifications and that I do not accept applications until they've seen the unit, and my application states that the first qualified applicant to pay the security deposit, first month's rent and sign the lease holds the unit. 

The main thing is to be proactive and transparent- hire an exterminator to come and secure the property from any intrusions and set traps as a precaution (be proactive - rats and mice will always find a way in if there is one).Try to get an idea of when construction will end or at least when the demo phase will end.

In some cases its a friend, it could be a Realtor you know but there has to be eyes and ears at the site on a regular basis watching out for your investment.

The Firm will make sure the investment is secured by Trust Deed and Promissory Note thereby securing the Investor's investment as well.
