We have a current tenant who wants to BUY our buy n hold.... BUT can't afford DP...?

My seller WANTS to sell THIS YEAR..... 

what creative rent back options do I have to get the buyer a mortgage and secure time for them to get property DP by end of year.....?

Any Seller finance options to handle the DP....??
