Maybe it's because I've never been to a RE meetup before (or because as an attorney, the only networking events I'm familiar with are at bars), but wouldn't it be more fun if we got people together at somewhere with lots of seating like BJ's Restaurant or La Fiesta and grabbed a big table and had some appetizers and drinks?

Even if you are going with purely seller financing you should go to a bank to get their take on it in case you ever need to refi.

I think your pure cash flow (cash after expenses, repairs, capex, etc) will be too low if you decided to rent the property just to find another. 

I am 16 and I know what I want for my future, I think that sets me apart from other kids my age especially since everyone my age wants to smoke,drink, and have "fun".
