Help! Negotiating upgrades with a builder in new construction

Hi, 

I am a first-time homebuyer. I was waitlisted for this property that I am interested in ( primary residence). The previous buyer did not go through with the contract because of financial issues. However, the previous buyer opted for upgrades worth $9000 which the builder has already installed. Now the builder is adding that to my purchase price. These upgrades are basically of no use to me - a Sub-Zero wine cooler and a Miele coffee machine, since I drink neither. My realtor says these are built-in and therefore cannot be negotiated now. I am afraid that these upgrades will not be covered by my home loan. What would be the best way to approach the negotiation in this case? (this is a hot property and there are 3 more buyers after me who are waitlisted). Any advice would be greatly appreciated! Thanks so much!
