The idea being to promote studying instead partying (potentially decreasing the damage/complaints on the property), incentivizing the tenant to stay throughout their college career (decreasing turnover/vacancy), and developing some additional motivation for a tenant to choose my property over another similar property. 

What are your thoughts on this and do you do something for morale purposes?

The LLC's are disregarded for the purposes of filing taxes and simply go onto Sch E of your tax return (if they're rentals - you didn't specify).  

whats the purpose / difference between "roommate" and tenant? 

I noticed that Zillow now posts these "pre-foreclosures" and color them Red as if these were active listings on the market, when they are not...Anyone figure out what is the purpose of these, and how to use this information?

For investment purposes, nope, there are too many properties to choose from where I would not owe more than its worth. 

Then the vehicle has to be used for the purpose of helping you make a profitI.E.

They are business owners whose sole purpose is to find and sell investment properties.

My question is, should I be counting the $6K for the purposes of my cash flow, in terms of goal setting and seeing how much cash flow I received?

I generally dislike the bunk beds look b/c it looks like you're purposely crowding people in for more money.
