I will not be in a position to start putting in offers, etc. and I don't want to waste the time of a busy professional (realtor) by constantly asking for comps for what in essence is homework for preparation.

i would do some thinking and discussing and maybe talk to some professionals before you just tossed that much liquid cash against a perfectly decent mortgage... especially with college expenses coming up!  

I'm trying to determine if I can qualify as a real estate professional. 

There was a couple getting divorced , they owned a company .

I am learning about turbo tenant and feel fairly confident I could manage most things using it (as long as tenants were able and willing to cooperate with using a computer/app)  However I'd still like a property manager/company whose name, address etc is what is exposed on the lease agreement.

I learned how to prepare all my tax returns, and realized it is better done by a professional who can keep up with the changes in tax law.

I would also order a foundation inspection or sinkhole report prior to purchasing, if you don’t that fight with the insurance company is a "No Win" situation!

Normally you will just need to pay the county to transfer the deed and the title company will likely charge a fee to create the quit claim deed.
