The purpose of the EM is to provide some level of financial commitment from the buyer, so the seller is more comfortable.The bigger issue here is that short sales can't easily be assigned.

I am about a week away now from refinancing that one and looks like I will have an extra $6,000 out with a 70% loan to value and cash flow about $250 on a 15 year note.I like the idea of the quicker cash with a flip but can't seem to bring myself to commit to it when I see the long term potential.
