How do I structure a partnership and get the protection of an LLC if I'm doing all the financing in my own name?  

It only purpose is legal protection. 

Crowdfunding makes real estate easily accessible, however, in regard to institutional real estate investments, the advice of an expert who works in the industry every day, knows all the players and their track records, and performs due diligence on each offering is a great benefit to you and comes to you at no cost. 

The law does protect them from eviction, but only if they can demonstrate the inability to pay.

Because you don't understand the value a good agent brings to the table, I would argue your agent may not be that good.The agent can still negotiate on your behalf and protect you from making a mistake or disclosing the wrong thing.

ADA does not protect someone from being evicted.

Always protect your cash and shift towards financing - if you can have the seller pay for the new roof before closing, so you avoid future expenses.

Especially when you are just starting out and don’t have a ton of assets to protect.
