I have a fantastic 12 unit Planned Community development project here in Alaska - full design, fully permitted, site work done and paid for out of pocket, and am ready to pour the first two foundations. 

Pull a permit for new service, cut the wire going to the garage and feed it to a meter base (power co probably has them for free).  

@Beau Ryan, Have you gone and talked to the city about obtaining a conditional use permit or variance?

And if the town of Joplin has any incentives to complete this project, financial or tax breaks, speedy permits, etc..to help rid the town of the unfinished eye sore.I'm interested in getting involved with your project.

I'm hoping I can change their mind after I get my permit.

Occupancy permit is only 60$ per unit.

Sometime they will include the permit and dumpster for the same if not lesser price.

I still haven't been able to find any good information regarding licenses and permits in New York State though.

I have dreamed of developing the lot, but have no professional know-how in evaluating the financials/costs of new construction, permiting, environmental reports, etc. to come to a conclusion if it would be a profitable/worth my time.
