Sub-Meter garage

In the planning stages:

3 bedroom house, super-deep lot and an oversized 2+ car garage with alley acess. 

I'm thinking about renting out the garage separate as storage space. Probably moving in myself since its two blocks away and has plenty of room for storage and office. 

I think getting running water in there is out of scope. 

Right now there's a sub-panel being fed by a 50amp breaker. 

I'm thinking about putting in a sub-meter and just sending the tenant of the house a check based on the usage. 

Has anyone done anything similar?

I put in a call to the utility company to price out a new service line. (overhead line is very close) but I'm guessing that will be cost prohibitive.
