I would see how your disbursement of security deposit shakes out, then if you are not satisfied you may have to take them to small claims court and have a judge decide. 

Think of all the things that could go wrong and see if the lease addresses them: unauthorized pets or tenants, early termination, security deposit, lease violations, late rent, eviction, lawn maintenance, parking, etc.5.

As for security of your account number...EVERYBODY that you’ve ever given a check to has the account number.

Correct me if I am wrong, but dont the banks simply turn around and sell the exact same loan again at a higher price as a performing loan to the same private investors ?.

In Ohio we have to pay interest of 5% on security deposits kept over 6 months, so if last month's rent doesn't count as a security deposit it might be worth it.

Actual current performing value is at a 8% cap rate is 124K.
