The 2 multifamily properties I bought were managed by Orange Property managment, if you are able to find out which parenting company ownes Orange that is the company that does brrrr very sucessfully in Omaha. 

I had also put up orange road cones in certain spots along with red property marker flags.

I get mine from a local probate attorney here in Orange County.

I live in Orange County and have talked with a couple investors.

The average single family in Orange county just hit $700K.  2-3 hour drive will get me to duplexes in the $250k - $300k range in very low economic areas and won't come close to the 1% rule.

.- DistanceAssuming a 2'ish' hour distance drive: From Fresno you can reach San Jose, Palo Alto, and a lot of the Central Coast (San Jose is 1M people)From Bakersfield you can reach LA, Orange County a large part of the populated Central Coast including Santa Barbara (Los Angeles alone is 4M people)- ResourcesBakersfield produces more oil than Fresno, and the assumption is Bakersfield produces approximately the same as Fresno in Foods.- TransportationBakersfield has closer proximity to a larger population of California than FresnoPersonally, looking at these facts I would put my money on Bakersfield.
