If you have any tips, Id like to say thank you in advance so much for any advice you'd be willing to share.I am a teacher who has saved 45,000 in my first couple years of teaching.

Land will be used mostly to store materials/automobiles, but he would like the option of also setting up a new office on the location, so if there is a small building in place, that may be preferred. 

What are some tips you would give to someone new in the wholesaling business. 

He told me I can't take any home office deduction (I'm interested in the "simplified one" $5/sf) because I'm not a Real Estate Professional (750 hours spent or half my regular business time).

I've been checking everywhere to find this answer, but can't find it (even after asking a HELOC loan officer), so figured I'd try here.

Depending on the base, you should be able to have the Legal Office do one for you for free (along with your will and all that jazz).I'd recommend a family member or very trusted friend, and set expectations with them.
