I think the cashflow totally justifies the price, but at the same time I'm very nervous that the price is very high for the area, and it may be hard to sell for what I'd be paying for it down the line.

For some odd reason, I am beyond nervous of failing.

Seth Sherman I am definitely more interested in buy/hold, however very nervous with the whole process with the large money down in the area and not fully grasping the 'other people's money' aspect for a rental.

I'm new to wholesaling I am a little nervous to jump out  but desperately need a change.

I am really nervous as I know nothing about the real estate market in Florida and am in the process of researching.  

I know Oregon is tough in general for cash flow but I am nervous about investing in markets I have never lived in or are familiar with.

I am a little nervous about the variable rates rising also.I have great credit and a good stable day job.

A real estate investment can generate cash flows that can be applied to my tuition, but I am also nervous about owning a property (w/o a property manager) and residing hundreds of miles away from my investment.
