I use my Dremel tool all the time as well.Had an old toilet in a bathroom on one my vacant tenant units.The tank to bowl mount bolts needing replacing as the washers were gone and it was leaking.First nut came off easy.Other side was a bear as it came off some but an idiot had put super glue or gorilla glue on the thread after the nut.So I took the dremel with metal disk and cut off the bolt.The dremels are great for small spaces.

But, the State has to earn revenue somehow, so property taxes in SD are that earning agent and they are higher in order to make up for that loss of revenue opportunity.MN does have a State income tax which relieves the pressure on the property tax to earn.

However, (from memory), currently you can do furnished lettings and get the mortgage interest deduction without an LLC but I wonder how long that will last given the upcoming pressure on government finances.

It seemed very strange because I did a test with a pressure gauge and there was no plumbing leak, and the ground is very, very frozen outside so it shouldn't be seepage from outside.
