Can I be held liable for the negligence of the previous owner?

Now,  the June 25 foreclosure sale is held.  

In addition to that, I use a clause in my contract that states "earnest $ will be held in escrow of my preference with a promissory note", that way I have time to find my end-buyer to do a wrap mortgage and use there funds to cover the earnest $.

@James Sreewarom I am not a CPA, but depending on how your parents held title/ownership to the property you would be able to "step up the basis" upon the death.

A small metal shed is really inexpensive. 

In Michigan, we have to tell them where the money is held as well.  

Make sure the town isnt held up by one big company.
