It is a great group with the abundance mentality.  

You're better off getting them out, even if it means a month of physical vacancy, for the good of the long-term well-being of the asset, and your mental well-being as an investor.

After living here for 15 years, it's really a small city trapped in a large town mentality. 

For instance, you might like the idea of buy and hold but if your personality type is akin to a trader's mentality, it will be hard following on your plans.

@Alexander Felice said it better than I can "people make awful choices all the time, in the face of good advice" Call it the institution imperative, herd mentality, whatever you want. 

Thanks for what you said because I need all the mental help I can get!  

I am also located in a rural area where it is not always easy to find people with the investors mentality to help. 

The last thing I'd do is put down an EMD to get something under contract before I visited a property that's so poorly managed (not to be overly judge mental) that there are no lease agreements.

I made a mental note to go get it but forgot to write it down.

any time people think it's "easy money"  gets a mental red flag for me.
