Since the closing I have had conversations with all three unit, in English, and they all completed the original estoppel agreement and stated they paid a double payment upon moving in, and the amount thy said to have paid matched the numbers on the “mistake” on the document provided by the listing agent.

The best advice given to me (by a mentor in the neighborhood) was to get a general ARV by calculating cost per unit, not try and find another exact match to your 11 unit. i.e. there's a rehabbed 34 unit in my area on the market for $1.2 mil, brings each 2 bed apt to a cost per unit of $34k.

Regarding the transfer of deed after the purchase, i was under the impression that i would run into problems with insurance provider damanding the name on the deed would need to match name on file, or something of that matter.
