Another resource I use is the Real Wealth Network (they are out in California) and I found that to be a great source of information and if you meet the criteria they match you up with an adviser who can show you a few options.

There is a distinct possibility that you could end up on the hook for the lease?

To take it a step further try asking a local PM what they have rented similar properties in the neighborhood for and see how it matches up with what rentometer says

Some of them may try to match or beat it.

Had quite a few bites but am turning down several applicants as their stories don't match up to my screening. 

You could have a structural problem with the building that needs addressing.If it is just a few tiles, I'd go see if I could find a matching tile somewhere and just replace the damaged ones rather than re-floor an entire building.

Note that passive and active losses/gains must be matched unless the investor is a QREP. 

It would be very challenging to redo drawings, permits, and get new estimates (based on prints) and not know final construction cost, to match bank scope of work.
