Imagine having a tenant having a leaking toilet or letting the house run for months, not paying the bill then splitting on the bill leaving the landlord stuck on the hook for thousands or even 10s of thousands in water bills that have to be paid.

If they live there they have an opportunity to view he property however they may not know about the roof if there is no active leak.
