I would tend to agree with @Dan Heuschele, unless you are incredibly confident about your team, it is way better to make 10-15k in an assignment fee than losing 40-50k in a flip that went sideways.

There are operational issues that can effect that, but ultimately if investors are hot on REITs, share price will rise regardless of underlying fundamentals of the assets and operator.

Note, this is south-east Pennsylvania so the summers can get hot and humid in my opinion as an Icelander but nothing like the more southern US states.I'm willing to explore all options and am literally at the beginning of my RE investing career, any and all help and comments are greatly appreciated!
