I've seen it hundreds of times as a real estate agent in addition to my own projects: Brand new stuff sells.

Once you feel an idea of what a really good deal is (since you have analyze hundreds of deals you will know), pull the trigger, don't hesitate, it won't last on the market.You will learn so much from the first deal that it will break or make you (hopefully the latter. 

Holding Fee:Upon the verbal or written approval of the Applicant's tenancy, a Deposit to Hold Agreement will be executed and signed by all parties and a non-refundable holding fee shall be required within 24 hours, hereinafter referred to as "Deposit to Hold" in the amount equal to $400 (Four hundred dollars) to hold the property until a mutually agreed upon move-in date.

Are we talking millions or a couple hundred grand ?  

I don't like arguing with a partner or wasting a conversation for a few hundred bucks every month.

Could be a few hundred dollars all the way to several thousand and even ten’s of  thousands or more for high end projects and commercial projects.

Personally - I prefer work with savvy passive investors who have more than a few hundred dollars to invest.

Debt collection firms work on volume, which is how it is cost effective to sue over a couple hundred dollars.
