Also, its a good way to develop a relationship with a landscaper, they have notified me in the past of people wanting to sell their properties but the major thing is is the discount I get depending on the volume of properties I give the guy.

was working with Peer st. to bring deals to their platform.but Oregon does not allow table funding unless your licensed in the state.. so I would have to make the mortgage fund it for 3 to 5 days then they buy it.. unless I had a lot of volume just too much work for me when I would have to personally put up the 300 to 500k our average loan is and then get paid back in 5 days all for a point or so.. margins too thin.Now brokering I get if its not your money at the closing table.

It helps if they know you have several places like this or intend to do volume with them.They key with smaller properties is to keep your costs low!
