And, the truth of this is that in the current cycle cash flow is the enemy of value in that if you are able to purchase healthy CF on day 1, which means you are purchasing at a fairly high cap rate, this necessarily means that there isn't much Delta because if there were the cap rates in the market would be lower and you'd never be able to buy at such high cap rate so as to see healthy CF.

In terms of my credit & financial situation, I started my credit since the age of 18, bringing me to a healthy score of 740, & I have 60K in Roth IRA contributions, 25K invested in the stock market through a financial advisor and 2K in my savings account which totals to a liquid amount of 87K.

Personally, I wouldn't give my tenants gifts as I already struggle with being too nice at times on certain issues but I think if you can maintain a healthy landlord/tenant relationship then there shouldn't be an issue.The only thing I wouldn't like is for the tenants to view this as an expectation every year!!

Local lender is most appropriate for something like this, shouldn't be too hard if you have healthy historicals and equityonce you collateralize your properties into one loan it will become difficult to separate them back out, though not impossible
