@Aaron Mazzrillo to further your thought process10% of the fisherman catch 80% of the fish.. and when it comes to a rock star flyfisherman that number goes way higher.10 to 20% of all Real estate agents in a given office will make 70 to 80% of all the revenue, I know this for a fact as I have owned 4 brokerages over the years.There are only a certain amount of pro athletes who make it to the majors in any sports out of the millions that try.and on and on.. its the same in Real estate some do fabulous some do OK some flame out.. all in the same market with the same opportunities.

We got that pretty licked and I got another spot to build another dam (while building the road) the bottom of the valley has solid flat stone (like the hoover dam has) the soil around the rock does not drain thru so fast.

Seems like a very hard question to get ansewrs for, it really depends what includes in that renovation, i cant speak per sqft but i can tell you from my experince what i paid/paying for diffrent types of reno, Just tenant turnover with very cosmtic reno, like sheet rock, paint maybe a few lights for a studio/1 bedroom 2-3k, For a little heavier simalr unit probobly 3-5k, just is just labor, for a 2 bedroom unit needs new kitchen, bathroom, back door and probobly 5 windows, i think it will cost me closer to 25k-30 including metirial, now i have a full gut just outside of pittsburgh that a 3 bedroom 2/3 bath that i am probobly gonna end with 100k reno,Hope this helps, good luck
