. $100k isn’t a ton of capital to bring to a nice budget/property, especially if you’re including furnishing that unit.

When I furnish a 3 bedroom house I go to estate auctions. 

Big bear you can do about $60-90K year 3 bed 2 bath with cool modern furnishings and not grandma's couch.

Here are just a few takeaways:-How to improve our own properties (improve guest communication, streamline processes, improve ease of access/instructions, strategize ideal furnishings and amenities to include, etc.)

I plan on renting the unit out for $1800 fully furnished.

Additionally I want to be able to self manage at least for now, and I'm not sure I can do that with STR on top of a full time job, but should be able to with MTR.Main question- does anyone currently MTR on furnished finder / similar sites in the Old Louisville area?

We can do this without any actual operating history on a recently launched unit as long as it's furnished and listed for rent on the various sites #airbnbrrrr

I also specialize in Airbnb, most of my properties are rented as STR, which is even better...I have friends whom I've mentored in this direction; they buy a house, live in one room, and rent the others furnished as STR.
