Look at it the way you are, which is if you live in a neighborhood you want to live in thats right for someone your age and fun, be paying a lot less in rent then your peers (200-300 vs 1300-1500), and now you have an appreciating asset that will cash flow once you move on to your second deal. 

It does look like a fun flip. 

It's fun but I can see once I reach a certain amount of doors it will become less passive.

It gets real fun when you are doing an eviction of an uncooperative tenant in normal times and when you add court costs and vacancy you are looking at 3 months+ of lost rent, and the tenant was essentially committing identity fraud to qualify in the first place.

She’s a young adult and an aspiring photographer so I thought it would be a fun and new challenge for her plus I will be able to use them for several years so $100 is totally worth it to me.

They have so much work now (some 16 crews on the road), the owner had to hire a project mgr "guy" to run the more complicated day to day tasks that the two office people couldn't do.So, you see doing real estate can be a fun hobby to do when you aren't working. 

It is a seasonal job that is very lucrative and a ton of fun.

The demo and trash out saves money and it's a fun workout.
